Terms and Conditions

Effective Date: April 29, 2026

Company: Keeley’s Plumbing

Jurisdiction: Illinois (DuPage County and surrounding areas)

Governing Law: State of Illinois

1. Professional Estimates & Fixed Pricing

Keeley’s Plumbing provides transparent residential and commercial solutions with a focus on honesty and value.

  • Upfront Flat-Rate Pricing: We provide fixed, upfront pricing to ensure you never overpay. Estimates provided via phone, email, or https://www.keeleysplumbing.com/ are preliminary.

  • Site Evaluation: Final fixed pricing is established after an on-site physical evaluation. For subsurface sewer or drain issues, a Sewer Camera Inspection is required to accurately determine the scope of work before a final price is set.

  • Local Advantage: By maintaining a limited service area, we maximize savings by supporting local retailers and strictly adhering to the specific codes and regulations of DuPage County.

2. SMS & Mobile Messaging Consent

By contacting us at (630) 479-9438 or requesting a callback online, you expressly consent to receive SMS messages for:

  • 24/7 Emergency Dispatch: Real-time updates for urgent leaks, gas piping issues, or sewer backups.

  • Service Coordination: Appointment reminders, technician ETAs, and scheduling confirmations.

  • Project Documentation: Digital delivery of camera inspection reports and "Before/After" project photos.

  • Opt-Out: Reply STOP to cancel. Standard message and data rates apply.

3. Licensing, Insurance & Warrantied Services

Keeley’s Plumbing is a fully licensed, bonded, and insured plumbing contractor. We stand behind our work with a Satisfaction Guarantee and Warrantied Services. Our technicians are highly trained to provide effective solutions for everything from sump pumps to complex commercial system repairs.

4. Punctuality & 24/7 Availability

We offer 24/7 emergency service where calls are always answered by a plumber. While we minimize travel times by serving only DuPage County and nearby areas, we are not liable for delays caused by:

  • Heavy Chicagoland traffic (I-88, I-355, or local Lombard/Oak Brook congestion).

  • Severe Illinois weather (snow, ice, or flash flooding) impacting outdoor sewer repair.

  • Delays in municipal utility marking (J.U.L.I.E. 811) or permit approvals.

5. Advice & Information Disclaimer

Information on our website regarding hydro jetting, repiping, and water heater repair is for educational purposes. Every plumbing system in the Lombard and Wheaton area is unique; digital content is not a substitute for an on-site professional diagnostic.

6. Limitation of Liability

To the extent permitted by Illinois law, our liability is limited to the total amount paid for the service rendered. We are not responsible for pre-existing structural damage discovered during the descaling or hydro jetting of aged, thinned, or corroded pipes.
